Prepare Your Home
Try to look at your home as if you were a stranger entering it for the first time. The goal is to create an atmosphere that is welcoming and a home that shows it is well cared for. Your attention to these details will greatly improve the time it takes to sell and the price you obtain.
First Impression - The outside of your home is the Buyer's first impression. Inspect the exterior of your home. Repair cracked windows, loose shutters, and exterior lights. Maintain the lawn and weed the garden. Check your driveway, porch and steps for needed repairs. If your home needs painting, you might want to consider having it done.
Clean and Organize - Clean from top to bottom. Paint walls that are discolored or marked. Replace carpet that is worn or stained. Clean windows. Organize closets, shelves and cupboards. Pay special attention to bathroom showers and tubs that need new caulking.
Big is Better - Give each room a spacious feeling by eliminating as much clutter as possible. Show as much kitchen counter space as possible.
Honey Do List - Fix or replace all of those small items that have been on your list for years. Handles that are loose, light switches that are broken, faucets that leak, and toilets that run.
Light, Bright and Fresh - A dark home is not welcoming. Open all your blinds and turn on your lights. Give your home a pleasant smell. Bake cookies or burn scented candles.
